Mojave is a small high-desert town in Kern County, off Highway 14 and near the junction with Highway 58. Home prices here run well below the Coachella Valley and most of Southern California, which is why it shows up in searches for affordable California desert property.
What’s on the Market
Listings are mostly single-family houses, with some mobile and manufactured homes and occasional land parcels. Prices track the town’s blue-collar and commuter base — many buyers work at the aerospace and logistics employers nearby or commute toward Palmdale and Lancaster. Styles are practical ranch and tract homes rather than architecturally notable.
The Real Estate Market
Mojave’s location near major highways and the Mojave Air & Space Port makes it a quiet spot for investors watching the Antelope Valley’s growth. Inventory is limited and turns over slowly compared with bigger cities, so expect to search a while for the right lot or floor plan. A local agent who knows the Antelope Valley is the fastest way through it.
Living in Mojave
The draw is the open desert: hiking, off-roading on the surrounding BLM land, and some of the darkest night skies near Southern California for stargazing. Summers are hot and winters are cold and windy. It’s a commuter town — day-to-day amenities are basic, with bigger shopping and healthcare in Lancaster and Palmdale, about 45 minutes southwest.

Good to Know
If you’re priced out of the Coachella Valley or the coast, Mojave is one of the cheaper entries into California homeownership, but weigh the trade-offs: long drives for jobs and services, and a harsh climate. Check well water and septic on any rural parcel, since not every lot is on city utilities.
